Development & Regional Equity Loans

Our equity loan products offer

aspiring homeowners, currently priced out

of the housing market, a route to purchasing a

home of their own.

 

Equity loan schemes traditionally offer low interest loans that boost your affordability by topping up your maximum mortgage amount. The level of help ranges from 15% to 50% of the property market value. This enables you to purchase a property that you would not normally be able to afford. Sometimes, certain developments offer bespoke equity loans products on new build properties.

The following groups are eligible:

  • People who live or work in the same borough/city as the development or within the catchment area of the local authority that is offering the scheme
  • Social tenants (people living in local authority housing or housing association accommodation whose existing property will be offered back to the local authority)
  • Key workers determined by the local authority
  • People experiencing a major change in circumstances i.e. through disability / prolonged illness or divorce / separation

The following financial criteria applies:

  • When purchasing a property in London, a household income cap of £90,000 applies
  • Outside London, the income cap is £60,000 regardless of bedroom size
  • The equity loan percentage you receive is linked to your household income and subject to a financial check from an Independent Financial Advisor (IFA)

involve Catalyst working with certain boroughs to create bespoke equity products. The following schemes are available on a first come, first serve basis with priority given to the Local Authority’s priority group.


South Bucks District Council Equity Loan Scheme

  • Offering between 15% – 50% of the total price of the property you wish to purchase
  • The maximum loan available is £100,000

  • Low interest loan with nothing to pay for two years
  • An annual interest only charge of 2.50% in year three

Elmbridge Borough Council Equity Loan Scheme

  • Offering between 15% – 40% of the total price of the property you wish to purchase
  • The maximum loan available is £70,000
  • Choose the property you want on the open market
  • Low interest loan with nothing to pay for two years
  • An annual interest-only charge of 2.50% in year three

Oxford City Council Equity Loan Scheme

  • Offering between 15% – 40% of the total price of the property you wish to purchase
  • The maximum loan available is £75,000
  • Choose the property you want on the open market
  • Low interest loan with nothing to pay for two years
  • An annual interest-only charge of 2.5% in year three
  • Eligibility: Exclusive to teachers who are permanently employed in one of the eligible schools and have a leadership role or have two years teaching experience and completed 12 months permanent employment in one of the eligible schools. You will find the eligible schools listed in the brochure.

  • Only existing council and housing association tenants living in Slough are eligible
